Chapter 7: Securing the Zijinshan Villa

Generally speaking, for the 80-square-meter apartment that Zhang Yan previously looked at, the agent would earn at most around a thousand yuan in commission.

However, if Zhang Yan were to buy a more upscale property, the commission could reach tens of thousands.

Because of this, Zhang Yan was considered an important client, and the male agent treated him with even more respect than before.

This real estate agency was one of the top companies in Haicheng. Although their fees were relatively high, they had a strong reputation for reliability and offered a wide range of properties, including luxury villas worth tens of millions.

After arriving at the VIP reception room, Zhang Yan immediately asked to see the best properties listed by the agency, including high-end villas.

Seeing Zhang Yan's extravagant demeanor, the male agent didn't dare to delay and quickly brought over six property listings for him to review.

It had to be said that this agency was indeed reliable—every single one of the six properties was top-tier.

The smallest one was a 200-square-meter luxury apartment located on Haicheng's busiest street, with a commercial district right downstairs, making it extremely convenient.

The rest were all villas, each valued in the tens of millions.

In the end, Zhang Yan chose one of the villas.

This villa was located halfway up Zijinshan, with three floors totaling 700 square meters. It came with both front and back gardens, and even had a swimming pool in the yard.

Zijinshan was one of Haicheng's most prestigious residential areas, with only ten villas built in total. Only the city's elite and wealthy had the qualifications and financial means to live there.

The entire Zijinshan area was like a forest park, making it easy to imagine how excellent the environment was.

Of course, this villa wasn't cheap—it was priced at 120 million yuan, making it the most expensive property in the agency's listings.

The reason it was up for sale was that a wealthy owner had gone bankrupt and had no choice but to list it. Otherwise, this kind of villa wouldn't even be available on the market.

After reviewing the property details and photos, Zhang Yan immediately made his decision—this was the one!

Seeing Zhang Yan choose the most expensive listing, the male agent, though somewhat mentally prepared, still couldn't help but tremble with excitement.

He did wonder for a moment whether Zhang Yan was just messing with him, but what if it was real?

If this villa was sold, his commission alone would be over 200,000 yuan!

The agent asked Zhang Yan to wait while he went to get approval from his supervisor for the villa's keys and an entry pass to the Zijinshan residential area.

Since the villa was such a high-value property, the process took Zhang Yan a full ten minutes of waiting.

Eventually, the male agent returned with a female manager from their agency, who was under 30 years old. She said she would personally accompany them to Villa No. 8 in Zijinshan to give Zhang Yan a thorough introduction to the property.

Zhang Yan had no objections to this.

Since he didn't have a car, the three of them traveled in the female manager's Audi A4.

This made Zhang Yan feel a bit awkward. He was about to buy a 120-million-yuan villa, yet he still had to hitch a ride? Who would believe that?

Right now, he had 20 million yuan left in his account, so he figured he should probably consider buying a car soon.

Zijinshan wasn't far from Haicheng's city center—just a 30-minute drive.

Upon arriving at the villa, Zhang Yan was given a full tour and found himself highly satisfied with the property.

Although technically second-hand, the villa came fully furnished and looked completely unused, making it move-in ready.

The interior design was modern and aligned well with the tastes of younger buyers.

In addition, the villa had a spa room, a home theater, a gym, a study, and even three extra rooms. Zhang Yan even thought about turning one of them into a gaming room for entertainment.

Overall, Zhang Yan was extremely pleased with the villa and immediately decided to sign the contract.

Seeing that Zhang Yan wasn't joking, both the male agent and the female manager were overjoyed. They treated him with the utmost respect and escorted him back to the agency.

The villa transfer process required some paperwork and would take at least a week to complete.

For now, Zhang Yan couldn't move in just yet, but he wouldn't have to wait long.

When making the down payment, Zhang Yan had already used his "One-Yuan Home Purchase Voucher," meaning that from that point on, all costs related to the property purchase would be handled by the system. The system would directly transfer the money to the seller and the agency.

Holding the contract, Zhang Yan left the agency and took a taxi home to start packing his things.

Meanwhile, at Li Chuchu's home—

"This is absolutely outrageous!" Li Chuchu's mother, Sun Min, slammed the table, her face dark with anger.

Across from her, Li Chuchu was sobbing non-stop.

"Did Zhang Yan really say that?" Sun Min, despite her aging appearance, still wore makeup. As she spoke, bits of powder flaked off her face, but she remained oblivious.

Li Chuchu nodded and said, "Yes… After he found out, he said he wanted to break up with me… and he told me to return all his money. Otherwise, he would sue me…"
